Tips for a great closing

  

Below is a quick glimpse at the steps needed to take a transaction from contract execution to closing for the title company:


  • Receive fully executed sales contract 
  • Receive escrow deposit from buyer and issue escrow letter to all parties involved
  • Order title lien search, estoppel (if applicable) and survey
  • Once title and lien search is received, we clear all title issues encumbering subject property 
  • Send all title work to lender should transaction be financed
  • Wait for lender’s closing instructions
  • Schedule all parties for closing day!
  • Record all legal documents required to property convey title 
  • Send out final title policy to buyer along with original deed
